- Site investigation and analysis including precise view corridor and sun angle projections and environmental assessment, Formulation of Design Program including Client specific tastes, needs, size and style requirements, Initial hard and soft cost budget estimation, City and County records investigation. Coordination of Geotechnical studies and Site survey
design development
- Design Development graphically describing to scale the ultimate size, shape and architectural character of the project. Coordination of modeling, formulation of color and material palettes. Attendance at Public and Community design review hearings.
construction documentation
- Preparation of the Final Working Drawings and Specifications setting forth in detail all the architectural requirements for the construction of the project. Preparation of Interior Elevations. Selection and / or Design of Interior finishes, fixtures and appliances. Submittal of applicable final documentation to governmental bodies to secure project building permits. Construction observation on behalf of the client.
